Our monthly feature by Kyle Hastings. This month he talks about Bamber Bridge.

Bamber Bridge is an area that is always in demand from prospective tenants. Its excellent amenities, great schools, abundant recreational facilities, and excellent motorway links make it a top choice for families looking to move within Preston.

There is a vast range of properties on offer within Bamber Bridge, ranging from the many terraced streets around Station Road built in the late 1800s to the more modern semi-detached and detached houses built between the 1960s and present day. It is an area which keeps growing due to the demand for houses in the area, with the Pear Tree estate towards the bottom of Station Road completed a few years ago and the Wren Green development further up Station Road due to be finished in 2024.

As long as it’s a good quality family home, you’ll never have to wait long for a good tenant in Bamber Bridge, and statistically, families tend to stay put as tenants for longer than couples or single people – meaning far fewer void periods when the property sits empty between tenancies.

From an investment perspective, you’ll pay a little bit more than you would for a comparable house in Ashton-on-Ribble, but you’ll equally receive a higher rental figure. Three-bed terraces are currently selling for around £100,00 with average rents of £650pcm and three-bed semi-detached houses costing in the region of £140,000 with rental income of £795pcm – putting the average yield around the 7% mark.

Property values have risen around 10% across the board in the last few years in Bamber Bridge and show no signs of dropping, meaning that this could be an ideal area for long term investors to not only make a solid rental income, but to grow the value of their portfolio for the future.
