This month we're taking a closer look at Fulwood, a suburb to the north of Preston and one that proves consistently popular with renters. With abundant outdoor green spaces, easy access to Preston City centre and motorway links, highly rated schools and plentiful local amenities it isn't difficult to understand why.

Fulwood is one of the more historic areas of Preston and lots of its main roads are lined with spectacular garden fronted Victorian town houses, some of which are divided up into flats, some of which remain spacious family homes. Beyond these main roads there are plenty of modern housing estates built between the 1960s and 2000s with traditional 3 bed semi-detached and 4 bed detached family homes.

As well as appealing to families, Fulwood is also very popular with staff at Royal Preston Hospital and we tend to always have a handful of doctors, nurses and NHS staff looking for somewhere in the area to reduce their commute.

Not only is Fulwood consistently popular but it is also growing due to the demand for housing there, with the new Lightfoot Green development due for completion early next year. It offers a high-spec mixture of modern townhouses and detached family homes. We're fortunate enough to have already let one of these out and had a large surge of interest when we advertised it. With rental figures in excess of £1000pcm and houses boasting electric car charging points and all mod cons, they could make a great investment for landlords wanting something 'futureproof'.

Price-wise, it's a bit more expensive than Bamber Bridge, but the rents are proportionally higher too. Meaning that an average 3 bed semi would cost in the region of £160,000 - but with a monthly rental figure approximately £895pcm your yield is still around the 7% mark.

Property prices in Fulwood have consistently risen for the last 10 years and it looks to be a good area for a long term investment.
